In May 2026, we ran a deep scan of every HVAC company operating in 14 small Minnesota cities, including Big Lake, Elk River, Monticello, Buffalo, Zimmerman, Otsego, Rogers, and seven others in our local market. We scored each one on website quality, Google Business Profile completeness, review count, and citation consistency.
The results were not good for local operators.
That last number is the one that matters. Less than 1 in 4 local HVAC companies shows up in the top 3 Google results when a homeowner in their own city searches for them. The businesses filling those top spots are often Minneapolis-area companies with bigger marketing budgets and better-optimized Google profiles.
The Map Pack Is Where Calls Come From
When someone searches "HVAC Elk River MN" or "furnace repair Big Lake," Google shows three businesses prominently before any website results. That's the Local Pack, and industry click-through studies consistently show it captures the large majority of clicks on that search.
Industry data on local pack click-through generally shows the top position pulling in roughly a quarter of the calls generated by that search, with position two and three splitting a smaller share, and everything below the top three fighting over what's left.
If you're not in the top three, you're fighting for scraps. And the businesses currently sitting in those top three spots may have less experience, worse service, and half the reviews of the local company they're outranking.
The honest truth: Google doesn't know who does the best HVAC work in Big Lake. It only knows who has the best-optimized digital presence. That's the game, and it's one local businesses can win. Most just haven't started playing it yet.
The Five Things Hurting Most Local HVAC Companies Right Now
1. The wrong primary category
Your Google Business Profile primary category is the single most powerful local ranking signal. Most local HVAC companies have it set to something generic like "Air Conditioning Contractor" when they should have "HVAC Contractor," or vice versa depending on their primary revenue. Some have it set to "Heating Contractor" when they do equal amounts of heating and cooling work. The primary category tells Google what searches to show you for. Get it wrong and you're invisible for half your services.
2. No city name in the GBP description
We checked 61% of HVAC companies in the area had a Google Business Profile description that never mentioned their city. It said things like "We provide heating and cooling services for homeowners and businesses" with no city, no county, no geographic signal whatsoever. Google reads that description. When it says nothing local, Google has less reason to show you in local searches.
3. Review count lagging competitors
The businesses ranking in the top 3 for "HVAC Big Lake" or "furnace repair Elk River" typically carry a noticeably higher review count than the ones ranking below them. Many local operators we scanned had fewer than 15. Reviews are a ranking factor. More importantly, they're a conversion factor: a homeowner choosing between two HVAC companies will almost always call the one with more reviews first.
The fix is not complicated. Most HVAC calls involve satisfied customers. Most of them have a phone. A simple text after a job completed asking for a Google review reliably generates a meaningful share of new reviews. Most HVAC companies have never sent a single review request text.
4. NAP mismatches across directories
NAP stands for Name, Address, Phone: the three pieces of information that need to match exactly across every online directory. Yelp, BBB, Bing Places, Angi, HomeAdvisor, Yellow Pages, Apple Maps: all of them. When your address is listed as "123 Main St" on Google but "123 Main Street" on Yelp and "123 Main St Ste A" on BBB, Google sees inconsistency and reduces its confidence in your listing. NAP mismatches were common across the businesses we scanned.
5. Builder websites that don't load fast enough
GoDaddy and Wix are fine for putting a basic presence online. They are not fine for ranking in Google searches. Builder sites typically test poorly on Google's PageSpeed tool. Google uses page speed as a ranking factor. A slow website actively hurts your Google Business Profile rankings even though they look like separate things. They're not. Google evaluates your whole online presence together.
What Minneapolis Firms Are Doing Differently
It's not budget. The gap between what a metro HVAC company spends on local SEO and what it would cost a local company to match them is smaller than most people think.
What Minneapolis firms have is intentionality. Someone at those companies: an agency, a marketing coordinator, someone. They made sure the Google profile was complete, the reviews kept coming in, the NAP was consistent, and the website was fast and local. That's it. There's no secret. The inputs are knowable and repeatable.
The problem is that most HVAC owners are too busy running jobs to do this. Which is completely understandable. But "too busy to do it" and "doesn't need to be done" are not the same thing. - Get a real website if you're on a builder platform. This is a longer fix, but it's the one most likely to move the needle over time.
